Mortgage Rates Just Hit 7.4 Percent. Here Is What That Means for Miami County Buyers and Sellers

Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.40 percent for the week of October 15, 2026. That is the highest reading since late 2023, and it is up sharply from 6.27 percent a year ago. The 15-year fixed averaged 6.71 percent.

The Fed meets again in late October, and most forecasters expect it to hold steady after raising rates in September. Fannie Mae now projects mortgage rates staying in the 7.5 percent range through 2027. In plain terms, nobody credible is forecasting a return to 5 percent rates anytime soon.

So what does 7.4 percent actually do to a real family’s budget here in Miami County? On a $300,000 loan, principal and interest runs about $2,077 a month. A year ago, the same loan cost about $226 less per month. That gap is real money, and it changes how buyers shop and how sellers need to price.

What this means if you are buying

Buyers in Tipp City, Troy, Vandalia, and Piqua are payment shoppers now. The list price matters less than the monthly number, and smart buyers are working every lever available:

  • Shop more than one lender. Rate quotes vary more than most people expect, and the spread between lenders widens when rates are volatile.
  • Ask about a rate buydown. A seller-paid or builder-paid buydown can cut your payment for the first one or two years, sometimes by more than a modest price cut would.
  • Get pre-approved before you tour. Well-priced homes in our area still move, and sellers take pre-approved buyers seriously.
  • Do the honest math on waiting. If rates follow the Fannie Mae forecast, waiting a year buys you roughly the same rate and a higher price. Troy’s typical home value is $284,322, up 2.3 percent in the past year, according to Zillow. Waiting has a cost too.

One genuine advantage of this market: you are not fighting the bidding-war crowds of a few years ago. Contingencies are back on the table, inspections are normal again, and sellers are more willing to talk about concessions.

What this means if you are selling

Your buyer pool is payment-sensitive, so your pricing strategy has to respect that. Homes priced right from day one are the ones getting showings and offers. Homes priced on hope sit, and sitting is expensive in a market where buyers watch rates every week.

The good news is that most Miami County homeowners are selling from a position of strength. Local values have kept climbing at a steady, sustainable pace. Troy’s typical home value is up 31 percent over five years. Miami County’s median listing price works out to about $171 per square foot, well below what buyers pay in most of the country, where the typical home value is $369,678. Our affordability is exactly why this market keeps moving while higher-priced regions stall.

If you need to sweeten a deal, a rate buydown contribution often does more for a buyer than an equal-sized price reduction, because it attacks the monthly payment directly. We can walk you through the math on your specific home.

The bottom line for our corner of Ohio

High rates are a headwind, but Miami County starts from a better position than most places. Our prices are moderate, our communities are strong, and people keep moving here for Wright-Patterson, the airport, the I-70 and I-75 corridors, and schools they want their kids in. Demand has cooled from frenzy to normal. Normal is workable for everyone.
