Financial Planning Strategies for First Time Property Buyers

Here is a number worth knowing: the median sale price across the Dayton region was $262,500 in the first half of 2026. The typical home value nationally is $369,678. That gap is why people keep discovering the Miami Valley, and why first-time buyers in particular should have Vandalia and Piqua on their list.

Yes, mortgage rates are high right now. The 30-year fixed averaged 7.40 percent in mid-October. But a high rate on a $240,000 home still produces a smaller payment than a lower rate on a $400,000 home, and this region is one of the few places in America where a first home is still genuinely within reach.

Vandalia: the crossroads advantage

Vandalia sits at the interchange of I-70 and I-75, long known as the Crossroads of America, and the practical benefits stack up fast:

  • Jobs in every direction. Dayton International Airport is in Vandalia itself. Wright-Patterson Air Force Base, downtown Dayton, and the distribution and logistics employers along both interstates are all easy commutes.
  • Prices that work. Typical Vandalia homes land in the mid-$200,000s, with established neighborhoods full of solid brick ranches that make ideal first homes.
  • Schools and services. Vandalia-Butler City Schools, Cassel Hills golf course and pool, and a full set of city services give it a settled, complete feel.

One caution from experience: well-priced Vandalia homes move quickly because demand is steady. Get pre-approved before you start touring, not after you find the house.

Piqua: more house, more equity room

Piqua, at the north end of Miami County, is often the most attainable place to buy in the county, and it has more going for it than the price tag:

  • A riverfront identity. Lock Nine Park anchors events and recreation on the Great Miami River, with trails and green space running through town.
  • A landmark downtown asset. Fort Piqua Plaza, the restored historic hotel that now houses the public library, is the kind of building most towns would love to have.
  • Everyday anchors. Edison State Community College, a growing downtown, and ongoing investment in the riverfront give Piqua a trajectory, not just a price.
  • Room to grow. Newer subdivisions like Arrowhead Estates sit alongside affordable older neighborhoods, so buyers can choose between move-in ready and sweat equity.

For a first-time buyer, Piqua’s math is compelling: a lower purchase price means a smaller down payment, a smaller loan, and equity that starts building from day one.

Help that actually exists

Ohio runs real programs for buyers like you. The Ohio Housing Finance Agency offers down payment assistance and competitive-rate loans for eligible first-time buyers, and many of our local lenders know the programs well. Pair that with a pre-approval before you tour, and you will compete better than buyers with bigger budgets and slower paperwork.

Our honest advice: do not sit out the market waiting for a perfect rate that forecasters are not predicting. Buy the right home at a local price you can afford, and refinance later if rates cooperate. The equity clock starts when you buy.
